Some Concrete Sealers Contain Silicone Additives That Cause Fish-Eye Defects in Epoxy Primer
A Seaford warehouse had a polished concrete floor that the tenant had sealed at fit-out with a penetrating sealer for dust suppression — standard practice in polished concrete environments. The sealer brand hadn't been disclosed to us during the assessment. We applied two-pack epoxy primer. As the primer cured, fish-eye craters began appearing across the floor — circular craters with raised edges and uncured centres, a classic symptom of silicone contamination in the substrate.
Some penetrating concrete sealers contain silicone or siloxane additives to enhance water repellency. These additives remain active in the concrete surface and cause surface tension cratering in subsequently applied coatings — the silicone reduces local surface energy to near zero around contamination points, and the wet primer film can't wet the surface in those zones. The craters are circular because the wet primer flows away from each silicone contamination point.
The fix is the same as for deliberate silicone sealer contamination: diamond grinding to remove the silicone-affected surface layer, then reprime. We absorbed the grinding cost — approximately $900 on a 1,200 square metre floor — because the sealer presence hadn't been disclosed during assessment. We now ask specifically for the brand and product name of any sealer or hardener applied to a concrete floor before we prime. If the SDS lists silicone or siloxane components, we grind before priming.
