Oakleigh's mid-ring industrial building stock from the 1960s-1980s often has bituminous damp-proof membranes (DPM) placed below the concrete slab rather than above it. Where the concrete is thin or has cracked, bituminous compounds from the DPM can migrate upward through the slab by capillary action — especially in older buildings where the DPM has deteriorated.
A Ferntree Gully Road manufacturing facility in Oakleigh had localised patches of dark grey discolouration at the surface in several bays, particularly near the building perimeter walls where the slab was thinnest. Pull-off in the discoloured zones after acid etch and primer: 0.8 MPa. Pull-off in the unaffected central bay areas: 1.7 MPa.
Solvent rub test on the dark zones confirmed bituminous migration from below — the rag picked up a black residue. The treatment was the same as surface bituminous contamination: solvent degreasing, allow full evaporation, then mechanical grinding to remove the bitumen-contaminated surface layer before priming.

Bituminous damp-proof membranes degrade over decades, releasing low-viscosity bitumen fractions. In thin slabs (less than 100mm) or slabs with micro-cracks, capillary action draws these fractions upward through the slab. The migration rate depends on slab thickness, crack density, and the ambient temperature — warmer conditions accelerate bitumen viscosity reduction and upward movement. Perimeter slab zones near walls are most affected because the slab is often thinner at the edges.
Not typically for marking purposes — the migration affects only the surface layer chemistry, not the slab's load-bearing capacity. However, if the migration is extensive, it may indicate DPM deterioration that could allow ground moisture into the building over time. We note significant migration in our as-built records for the facility manager's information, but structural assessment is outside our scope.
Possibly, over a long time period. Grinding removes the current contaminated surface layer but doesn't eliminate the source below the slab. In subsequent marking cycles (5-8 years), the migration may have reaccumulated in the same zones. The grinding protocol is therefore required on the affected zones at each remark, not just the first time. We document the affected zones and preparation method for the next contractor.
