New Asphalt Needs 28 Days Minimum Before Marking — Longer in Summer Heat

A Keysborough facility had new asphalt laid in their carpark in late November. The facility manager was keen to have the marking done before Christmas — that meant marking at 21 days post-lay. We flagged the cure concern but the client was insistent and we proceeded. By mid-January — three weeks after marking in 35-degree summer heat — thermoplastic was lifting in bubbles across multiple bays. The new asphalt was still curing and outgassing volatile compounds that had nowhere to go except through the thermoplastic film.

New asphalt releases volatile organic compounds during the curing process as the lighter petroleum fractions evaporate from the bitumen binder. At 21 days in Melbourne summer, this outgassing is still active. The volatile compounds migrate upward through the asphalt and become trapped under the thermoplastic film, forming blisters. In cooler conditions 28 days is typically adequate. In sustained summer heat above 30°C, 45-60 days is safer because the binder cures faster at the surface but slower at depth.

We stripped and remarked after allowing an additional 35 days of cure at our cost. The lesson cost us around $2,400 in rework. We now document the cure period recommendation in writing in every Keysborough and Melbourne summer carpark quote, with a specific note that we won't guarantee thermoplastic performance on new asphalt marked before the recommended cure period — whatever the client's preference.

Keysborough is the Boundary Road industrial and commercial corridor — electronics distribution, food manufacturing, and the mixed residential-industrial character of Springvale Road. VicRoads approved. Asphalt cure period documentation is standard in every Keysborough new asphalt carpark quote.

Frequently Asked Questions

Yes. Keysborough Boundary Road industrial facilities and commercial carparks are part of our south-east Melbourne schedule. New asphalt cure period documented in every new asphalt carpark quote — 28-day minimum, longer in summer, warranty exclusion if marked before recommended cure. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability insurance. Every Keysborough quote includes a site assessment, surface condition report, and fixed pricing. No estimates that change at invoicing. For WorkSafe Victoria improvement notices we can typically assess within 24 hours and deploy within 48-72 hours. Completion comes with photo documentation, a compliance statement, and material specifications. VicRoads approved for any road or carpark marking that requires local council or state road authority sign-off.

New asphalt releases volatile organic compounds as the lighter petroleum fractions cure out of the bitumen binder. These VOCs migrate upward through the asphalt. If thermoplastic is applied before the outgassing is substantially complete, the trapped volatiles form blisters under the marking film. At 28 days in mild conditions this process is largely complete. In Melbourne's summer heat, the surface cures faster but the deeper binder layers outgas for longer — 45-60 days gives more reliable results.

Waterborne paint is more permeable to the outgassing volatiles than thermoplastic — it's less likely to blister, though adhesion can still be affected if marking is too early. For a temporary or interim marking solution before the asphalt is fully cured, waterborne paint marked at 14 days is a reasonable approach, with the understanding that it'll need to be replaced with thermoplastic once the asphalt has fully cured.

A reseal (new bitumen and chip over existing asphalt) typically cures faster than a full new asphalt layer — 14 days in mild conditions is generally adequate. The existing asphalt base is already stable; only the new surface layer needs to cure. In summer heat, 21 days is safer. We assess the reseal thickness and conditions and recommend accordingly.
