Concrete Curing Compounds and Floor Marking Are Not Compatible
A new warehouse in Cranbourne West had its concrete floor poured with a curing compound applied by the builder to control moisture loss during initial cure. Standard building practice. We were called in six weeks after the pour — well past the 28-day cure period — to mark the floor. The surface passed our moisture test. We marked it. Within eight weeks, sections showed cohesive failure: the marking was lifting with a thin layer of concrete still attached to the underside of the peeling coating.
The curing compound was still present as a bond-breaking layer in the concrete surface. Our moisture test checks for moisture content — not for curing compound residue. The two are completely different issues. The compound had to be mechanically removed by grinding before any coating could adhere. We ground the entire marked area, reprimed, and remarked at our cost — roughly $4,100 in additional work.
Cranbourne West is one of Melbourne's fastest-growing industrial areas — the Western Port Highway corridor and new industrial estate development south of the Princes Freeway. New construction floors are everywhere here, and builders routinely apply curing compounds as part of standard concrete work. We now ask specifically about curing compound application on every new construction floor quote and include a surface solubility test alongside the standard moisture test before marking begins.
VicRoads approved. We've been marking Cranbourne West new construction and established industrial facilities since 2009. Curing compound assessment is mandatory on every new construction floor quote in this precinct.

Frequently Asked Questions
Yes. Cranbourne West new industrial estate developments and established warehouse facilities are part of our regular south-east Melbourne growth corridor schedule. Curing compound assessment mandatory on every new construction floor — surface solubility test run alongside moisture test before primer specification.
Curing compounds are liquid membranes applied to freshly poured concrete to slow moisture evaporation and ensure complete hydration of the cement. They create a temporary film on the concrete surface. The problem is they're designed to be temporary but often don't fully degrade before marking is attempted. The compound acts as a bond-breaking layer between the concrete and any coating applied on top, causing cohesive failure — the coating lifts with a thin layer of concrete still attached.
We run a simple solubility test: water droplets applied to the surface. On clean concrete, water absorbs quickly. On a curing compound residue, water beads and sits on the surface. We check multiple zones across the floor. If compound is present, we specify diamond grinding to remove it before priming — there's no chemical removal option for most curing compounds.
Yes in two ways. Minimum 28 days after the pour before marking begins — non-negotiable. And if a curing compound was applied, grinding is required before marking regardless of how long it's been. The grinding adds one to two days to the schedule and some cost. We factor both into the timeline we provide in the quote.
Yes. VicRoads approved. Casey City Council road specifications for local Cranbourne West roads. Traffic management to AS 1742.3. Thermoplastic with retroreflective glass beads for all external road and carpark surfaces.
