Former Automotive Manufacturing Floors Carry Metallic Swarf — It Corrodes Under Your Epoxy
A facility in Corio had taken over a former automotive component manufacturing building. New tenant, new use, old floor. We were asked to mark the floor for the new warehouse operation. Surface looked clean, pressure-washed and swept. We marked it. About nine months later the client reported isolated patches of surface roughness and adhesion failures appearing in what seemed like random locations.
We returned and cut test sections. The pattern told the story: small ferrous metal particles — machining swarf from the previous occupant — were embedded in the concrete surface matrix. Pressure washing had removed loose surface swarf but not particles worked into the concrete profile during years of manufacturing operations. As moisture entered through the epoxy from below, the metallic particles began to corrode and expand. The expansion broke the epoxy bond locally.
The correct prep for a former automotive or metal machining floor is diamond grinding followed by a magnet drag across the ground surface to detect remaining ferrous particles, then a further grind pass if particles are present. We hadn't done the magnet drag step on that job. It's now mandatory on any former manufacturing floor assessment where metal machining was the previous use.
