Inner Brisbane Industrial Floors From the 1970s and 1980s Often Have Bituminous Hardener Surface Treatments
Stafford's inner-northern industrial estate has building stock from the 1970s and 1980s. Concrete floors from this era were sometimes treated with bituminous or coal-tar hardener compounds — surface treatments applied wet to fresh concrete to increase surface hardness and reduce dusting. These compounds look like standard aged concrete after 30-40 years.
A Stafford industrial facility floor had one section with a distinctive dark grey surface colour compared to the standard grey of the rest of the floor. Our surface prep assessment identified the dark zone as a bituminous hardener treatment. Standard epoxy primer applied over bituminous hardener can delaminate because the bituminous layer acts as a release surface between the concrete and the primer.
The correct preparation for bituminous hardener-treated concrete is mechanical grinding to remove the hardener layer entirely before priming. For a zone of approximately 200 square metres in the Stafford facility, this added about an hour to the session. The alternative was marking over an incompatible surface and having it fail within six months.

Visual indicators include a darker grey or brownish-grey surface colour in the treated zones, and a slightly shinier appearance than surrounding concrete. A solvent rub test confirms it — acetone or MEK on a rag rubbed over the surface will pick up a brown or black residue from a bituminous hardener but not from standard concrete. We perform this test during our site assessment at no cost.
Fairly common in buildings constructed between 1960 and 1990. The treatment was used to reduce concrete surface dusting in warehouses and factories — an important operational concern in that era before polymer floor hardeners became standard. Not every floor from this period has it, but buildings over 30 years old in established inner-Brisbane industrial suburbs like Stafford warrant assessment before preparation is specified.
Chemical removal is theoretically possible using solvent-based strippers, but practical removal from a large warehouse floor is slow, generates significant solvent vapour, and often doesn't achieve complete removal from porous concrete pore structures. Mechanical grinding is faster, more thorough, and doesn't require solvent handling and disposal. For a 200 square metre zone in a Stafford warehouse, grinding takes approximately one hour versus several hours for chemical stripping with less certain results.
