A Mirror-Like Power-Trowel Finish Has Zero Surface Profile — Epoxy Can't Grip It
A new distribution centre in Murarrie had a power-trowel finished concrete slab. The builder had specified an FC5 power-trowel finish — very dense, very smooth, genuinely reflective surface. We'd marked the moisture test at less than 6% and proceeded with primer. Within six weeks, adhesion failure was occurring in sections — not from contamination, not from moisture, but from insufficient surface profile.
Power-trowel finishing closes the concrete surface pores and creates a CSP-0 or CSP-1 profile — essentially no mechanical key for the epoxy to bond to. Minimum CSP-2 is required for reliable two-pack epoxy adhesion. The fix was diamond grinding across the entire floor to achieve CSP-2, then reprimer and remark. Significant additional cost — around $7,800 on a 14,000 square metre floor.
We hadn't asked about the specified floor finish during the quote process. FC5 power-trowel finish is increasingly specified by developers seeking a clean aesthetic and dusty-free surface. It looks excellent. It's a marking nightmare without grinding first. Ask the builder for the floor finish specification — it's in the concrete works specification document. FC4 or FC5 designations indicate power-trowel finish. Alternatively, a water drop test: if water absorbs within a few seconds the surface is open enough for epoxy. If it beads for more than 30 seconds on multiple test points across the floor, the surface is too dense and requires grinding.
Diamond grinding removes 1-2mm from the surface layer. It doesn't affect the floor's structural flatness tolerance (FF/FL specification) in any meaningful way. If the floor has tight flatness tolerances specified for your racking system, we can confirm the grinding approach won't impact it — grinding is surface prep, not a structural operation.
