Livestock Effluent Raises Concrete pH to 12-13 — Amine Epoxy Over-Cures and Loses Adhesion
A Gracemere livestock transport depot had a concrete hardstand where decades of truck wash-down had deposited livestock effluent across the full surface. The effluent had been pressure-washed before our visit but the surface pH had never been measured or neutralised. Livestock urine and faecal effluent breaks down into ammonia during decomposition — ammonia is strongly alkaline and raises the concrete surface pH to 12-13 in chronically contaminated areas.
We applied standard amine-cured two-pack epoxy primer. The highly alkaline surface accelerated the epoxy curing reaction dramatically — the primer became tacky and lost film integrity within hours of application rather than the normal 24-hour cure window. Classic amine over-cure from high substrate pH, identical in mechanism to the Lonsdale SA lime-stabilised asphalt failure.
The fix is the same: pH indicator strip test to confirm the surface pH, then a phosphoric acid neutralisation wash to bring the pH back to 7-9 before any epoxy primer is applied. For a livestock depot with years of effluent contamination, multiple acid wash cycles may be needed as the alkalinity in the concrete leaches back to the surface after each wash. Confirm pH stability over 48 hours before priming.
