Strata Bay Numbers Must Match Physical Bay Positions — Not Just the Drawing
A Molendinar multi-tenant industrial complex had car spaces allocated by strata plan — each unit's lot entitlement included specific numbered car bays. A previous marking contractor had marked the bay numbers in the wrong sequence: the physical bay in position 1 was numbered 7, position 2 was numbered 3, and so on throughout the complex. Nobody noticed until tenants started comparing their strata plans to the marked bays and realised their allocated spaces were labelled incorrectly.
We were called in for a full remark. The client expected us to simply remark the bay numbers correctly. But remarking without reconciling the strata plan to the physical layout first would just reproduce whatever the previous contractor had done. We photographed every bay, mapped the physical positions against the strata lot plan, confirmed which physical bay corresponded to which lot entitlement, and submitted the reconciliation to the strata manager for written sign-off before marking a single number.
Strata lot entitlements are legal property rights. Marking the wrong bay number against a wrong physical position creates a dispute between lot owners that requires a strata committee resolution to fix — not just a remark. Strata lot entitlements define which numbered car space belongs to which unit — it's in the registered strata plan at the titles office.
