New Asphalt Needs Time Before It Can Hold Thermoplastic
A Virginia commercial property had their carpark resurfaced and asked us to mark it the following week. We asked how long since the resurfacing. The answer was five days. We explained that thermoplastic on fresh asphalt requires a minimum 14-21 days cure depending on the mix type, ambient temperature, and traffic load during curing. The client was under pressure to reopen the carpark and asked us to proceed.
We declined and documented our position in writing. They found another contractor who agreed to mark at seven days. Three months later the same client called us — the markings had lifted in the high-cycle entry and exit zones where tyre scrub was greatest. The fresh asphalt underneath had been too soft for the thermoplastic to bond correctly. They paid twice for a full remark.
We don't mark new asphalt that hasn't cured. That position is in our written quote confirmation on every new asphalt job. If a client chooses to find a contractor who will proceed early, that's their right. We document our recommendation and move on. This isn't common in Virginia specifically — it's happened in a few Brisbane north suburbs — but Virginia's mix of resurfacing projects across its commercial and trade strips means we see it occasionally.
Virginia is a mid-ring northern Brisbane suburb on the Sandgate Road and Earnshaw Road corridors — trade businesses, light industrial, and commercial retail properties. TMR approved. We've been completing Virginia carpark and commercial marking since 2009.

Frequently Asked Questions
Yes. Virginia commercial carparks, trade facilities, and warehouses are part of our regular northern Brisbane schedule. New asphalt cure assessment included in every carpark quote — we confirm the resurfacing date and required cure period before booking. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability insurance. Every Virginia quote includes a site assessment, surface condition report, and fixed pricing. No estimates that change at invoicing. For Workplace Health and Safety QLD improvement notices we can typically assess within 24 hours and deploy within 48-72 hours. Completion comes with photo documentation, a compliance statement, and material specifications. TMR approved for any road or carpark marking that requires local council or state road authority sign-off.
Minimum 14 days in Queensland's warm climate for standard dense-graded asphalt. In high-traffic entry and exit zones where tyre scrub is greatest, 21 days is safer. During Brisbane's summer when overnight temperatures stay above 20°C, the asphalt continues working for longer than in cooler climates. We ask for the resurfacing date, mix type if known, and traffic levels during curing before confirming a marking date.
It may feel ready. The surface hardness achieved in 7 days is sufficient for vehicle traffic. Thermoplastic bonding requires the volatile components of the bitumen binder to have fully dispersed — that process continues beyond surface hardness. Thermoplastic applied at 7 days will bond adequately in low-scrub zones but can lift under repeated tyre rotation in entry, exit, and turning zones. We recommend 14-21 days minimum and put that in writing.
Yes. Most Virginia commercial carpark work happens after close — typically 9pm through to 5am depending on the tenancy mix. We confirm operating hours with the property manager and schedule accordingly. We schedule around your operational hours because downtime costs more than the marking job. Most Virginia facilities run Sunday nights or after-hours weekday windows. We provide a detailed session plan before arrival, work in sections to maintain partial access throughout, and have the area clear before your first shift starts. TMR Queensland approved since 2009. Approval means we meet the contractor qualification, insurance, and technical standards required to work on state roads and local government road networks. We carry $20M public liability and $10M professional indemnity coverage, which your risk manager or procurement team can request in writing. All road marking work in Virginia is done to AS 1742.3 traffic control standards with retroreflective thermoplastic to AS/NZS 1906.3. Traffic management plans are provided before every job. You receive as-built completion photos, a compliance statement, and material certification on completion. We also cover Geebung, Northgate, Banyo on the same schedule.
