Concrete Formwork Wash-Down Deposits Laitance on Adjacent Asphalt — Check Before You Mark
A Tuggerah business park carpark was having its kerb and channel replaced concurrent with our marking job. The concreting team finished the new kerb the day before our marking session. The client confirmed the kerb was set and we were good to proceed.
What we didn't check was the asphalt surface adjacent to the new kerb. The concreting team had washed down their formwork and equipment with the hose, and concrete wash water — which carries cement laitance — had run across 300-400mm of asphalt adjacent to the new kerb line throughout the carpark. The laitance dried as a white calcium-rich deposit on the asphalt surface. It's visually similar to dust or dried water marks — easily overlooked.
We marked over the laitance zone. Thermoplastic doesn't bond to laitance — it bonds to the laitance, which then releases from the asphalt. Lines adjacent to the new kerb lifted progressively over three months in a strip pattern corresponding exactly to the laitance contamination width.
Any time concrete work — kerbs, slabs, posts — has been done adjacent to an asphalt surface being marked, we now check the adjacent asphalt strip for laitance before marking. The test is simple: run a gloved hand along the asphalt adjacent to the new concrete. Laitance feels like fine white powder on the surface. If present, pressure washing with a fan nozzle removes it before marking. VicRoads approved.

We typically pressure-wash laitance zones at the start of the marking session and mark them last, after they've had time to dry while we complete the rest of the carpark.
