Acid Residue From Previous Etching Reacts With Epoxy Primer — Neutralise First
An Auburn automotive workshop had previously had a tenant who used muriatic acid (hydrochloric acid) for descaling engine components. Some of the acid had reached the concrete floor and hadn't been fully neutralised before the tenancy changed. The concrete surface looked normal. We applied alkaline epoxy primer. The cured primer showed visible pale streaking in the areas where the acid residue had been — the acid had reacted with the alkaline primer chemistry during curing, leaving contamination trails.
Acid residue on concrete is invisible to a visual assessment. It doesn't leave obvious staining in most cases. The pH test is the correct diagnostic: a pH strip or litmus paper dampened and pressed to the concrete surface. Normal concrete is alkaline (pH 10-12). Acid-treated or acid-contaminated concrete will show lower pH — below 7 in severe contamination. Before any epoxy primer application, the surface should be neutralised with a dilute alkaline wash (sodium bicarbonate solution), rinsed thoroughly, and retested to confirm pH has returned to alkaline.
We stripped the affected sections and neutralised before repriming. The additional pH testing and neutralisation is now standard on any Auburn automotive, industrial, or commercial facility floor where chemical processing or acid use is indicated in the facility's history.
