Alumina Contamination Makes Concrete Alkaline — Standard Primer Doesn't Work
A support facility adjacent to the Tomago Aluminium smelter asked us to mark their workshop floor. Years of bauxite and alumina dust ingress had contaminated the floor. We pressure-washed thoroughly, moisture-tested, applied standard two-pack epoxy primer, and marked. Within five weeks, peeling was occurring across most of the floor in a pattern inconsistent with any substrate issue we'd seen before — large-scale, relatively uniform delamination rather than the localised patches typical of contamination failure.
We sent a sample to our product supplier's technical team. Their analysis: the concrete had been made strongly alkaline by years of alumina contamination. Our standard primer had a pH sensitivity threshold. The alkaline substrate was above that threshold and the primer had failed to crosslink properly. The entire floor had to be stripped and remarked using a high-pH tolerant primer formulated for alkaline substrates.
Tomago is one of Australia's most intensively industrial precincts — Tomago Aluminium, BlueScope Steel, and the supporting industrial businesses that cluster around the Hunter's heavy manufacturing base. The substrate conditions here are genuinely unusual. Alumina contamination, metallic particulate from steelmaking, and the general industrial chemistry of this precinct create floor conditions that standard products and standard protocols can't reliably handle. We ask specifically about the facility's industrial history and proximity to smelter or steelmaking operations on every Tomago floor quote.
Transport NSW approved. We've been completing Tomago heavy industrial marking since 2009. High-pH tolerant primer is standard specification for any Tomago smelter-adjacent facility.

We've completed 5,000+ projects nationally since 2009 and carry $20M public liability insurance. Every Tomago quote includes a site assessment, surface condition report, and fixed pricing. No estimates that change at invoicing. For SafeWork NSW improvement notices we can typically assess within 24 hours and deploy within 48-72 hours. Completion comes with photo documentation, a compliance statement, and material specifications. Transport NSW approved for any road or carpark marking that requires local council or state road authority sign-off.
Alumina is strongly alkaline when it accumulates in concrete over time. Standard two-pack epoxy primers have a pH tolerance range — above that range, the crosslinking chemistry is disrupted and the primer film doesn't achieve full cure strength. The result is large-scale uniform delamination rather than localised failure. High-pH tolerant primer formulated for alkaline substrates resolves this. Surface preparation is assessed before every Tomago warehouse job, not assumed. That means checking moisture content, surface pH, contamination, and existing coating compatibility before a product is specified. We've completed 5,000+ warehouse and industrial floor marking jobs since 2009, and we carry $20M public liability insurance. Completion documentation includes product data sheets, application records, and compliance certification.
pH indicator paper on a moistened section of the floor surface gives a rapid reading. We also ask about the facility's operational history and proximity to smelter or steelmaking. Concrete with pH above 12-13 from alkaline contamination requires specialised primer. We include the pH test as a standard step in every Tomago floor assessment.
