Minto's Heavy Industrial Floors Have Floor Paint From Previous Tenants That Was Applied Without Primer — Delamination Risk From the First Layer
Minto's industrial estate has a pattern of tenant turnover with each incoming tenant painting over the previous tenant's marking rather than removing it. After two or three tenant cycles, the floor can have four or five layers of marking — some with primer, some without — with the original concrete somewhere at the bottom.
A Pembroke Road industrial facility had a marking stack with a paint layer at the second level that showed signs of delamination from the layer below — applied without primer by a previous tenant. Pull-off on the existing surface: 1.3 MPa at the worst zone. The low value was because the entire stack above the delaminating layer was floating.
We tested adhesion by scribing a cross-hatch pattern and applying tape — the delaminating layer lifted clearly. The recommendation: selective grinding in the delaminating zones back to a sound adhesion level, then remark. The delaminating layer zone was approximately 30% of the floor. Grinding that proportion and remarking produced a reliable result.

Two methods: pull-off testing (values significantly below typical concrete adhesion indicate a weak layer in the stack), and the cross-hatch tape test (scribe a 10x10mm grid pattern through the marking stack, apply pressure-sensitive tape, pull off firmly — delaminating layers pull away cleanly with the tape while well-bonded stacks show no lifting). The cross-hatch test identifies the approximate depth of the delaminating layer from the number of layer colours that come away with the tape.
