Old Railway Workshop Concrete Uses Aggregate You Won't Find in Modern Slabs

The Midland area around the old railway workshop precinct has a mix of heritage concrete structures and new development. We marked a carpark adjacent to one of the older surfaces — a retained concrete area from the railway era. Pressure-washed, moisture-tested, applied primer. The primer took uneven in a visible, mottled pattern across the surface. Sections over the local red gum aggregate particles absorbed the primer rapidly; sections between particles absorbed slowly. The resulting topcoat had variable film build and uneven sheen.

It wasn't a failure — the adhesion was acceptable everywhere — but the aesthetic quality was visibly below what we'd normally produce. We hadn't identified the aggregate type as a variable before quoting. Red gum and jarrah timber-derived aggregates in heritage-era Perth concrete are highly absorbent and create uneven absorption patterns that affect primer take-up. An additional primer pass at reduced dilution — a penetrating seal coat before the main primer — produces a uniform surface for the topcoat.

We went back and applied the additional coat at no charge, and the finished result was uniform. The lesson: heritage-era concrete in the Midland precinct needs a substrate assessment that asks about aggregate type, not just moisture and contamination. Jarrah and red gum aggregate concrete is local to the Swan Valley and Midland area — you won't encounter it in Welshpool or Kewdale.
