As-Built Drawings May Not Reflect Current Fit-Out — Walk the Floor Before Setting Out

A Canning Vale DC client provided as-built drawings for their warehouse. The drawings showed the original shell building layout. We used the drawings to set out the aisle and bay layout before starting marking. Part-way through the first night, we discovered that a previous tenant's fit-out had added two rack rows in the northern section of the building that weren't on the drawings. Our proposed aisle lines ran through the rack base plates.

We stopped, reassessed the northern section, and re-routed the aisle layout around the existing racks. It cost us about two hours and meant those aisles had a slight offset compared to the rest of the floor — visible but functional. The client had assumed the as-built drawings were current. They weren't aware the racks were a legacy fit-out not on the original drawings.

As-built drawings reflect the building as it was constructed — not as it exists today after multiple tenancies and fit-outs. The walkthrough identifies rack bases, column modifications, drainage additions, and any other physical features that have been added since the as-built was drawn.
