Westfield Carousel's Carpark Has Had Multiple Layout Changes — Ghost Lines Need Addressing Before the Next Full Remark
Westfield Carousel in Cannington has one of Perth's largest suburban shopping centre carparks — over 4,000 bays across surface and multi-level areas. Like any major retail carpark that's been operating for decades, it has accumulated ghost lines from previous layout reconfigurations in high-use sections near the main entries.
A facilities manager planning a comprehensive remark asked us to assess the ghost line situation before committing to a full remark. Our assessment found approximately 15% of the surface area in the northern entry zone had overlapping generations of marking — old bay lines from a pre-reconfiguration layout, partially covered by a later paint-over, with current thermoplastic on top.
For those zones, grinding before remarking was the correct call. Three generations of overlapping marking creates enough visual confusion that even good new thermoplastic on top doesn't fully eliminate the ghost line effect in low light. Selective grinding in the affected zones, then full remark. The rest of the carpark — no ghost lines — could be marked directly over the existing surface after standard preparation.
Cannington is the City of Canning's major commercial hub — Westfield Carousel, Albany Highway retail, and the commercial and industrial businesses serving Perth's southern suburbs. MRWA approved.

Frequently Asked Questions
Yes. Westfield Carousel and Albany Highway commercial carparks are part of our southern Perth schedule. Ghost line assessment is standard before any Cannington major retail remark — multiple generations of overlapping marking need selective grinding before new thermoplastic produces a clean result. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability. Fixed pricing, completion documentation, MRWA approved.
Two generations are manageable — one well-applied thermoplastic coat over old faded marking typically produces a clean result. Three or more generations, particularly where different layout configurations overlap, create a composite surface where new marking over old doesn't eliminate the visual confusion in angled lighting or wet conditions. Pull-off testing also becomes unreliable with multiple layers — the pull test measures the weakest interface in the stack, not the concrete bond.
Visual inspection at low angle (kneeling level) and in wet conditions reveals ghost lines that aren't apparent under direct overhead viewing. We walk the full carpark during the assessment noting zones where previous layout lines are visible through the existing surface. Zones with overlapping different-direction lines (old bay lines conflicting with current aisle direction) are priority grinding candidates. We map these zones and include them in the project scope with a separate grinding line item.
No — diamond grinding to remove old marking creates its own CSP-1 to CSP-2 concrete profile as it works through the marking layers. The ground surface is ready for primer application without additional etching in most cases. We pull-off test the ground surface before primer to confirm. In zones where the grinding has produced a very fine polished profile, a light acid etch restores adequate surface energy before priming.
Main Roads WA approved since 2009. Approval means we meet contractor qualification, insurance, and technical standards to work on state and council road networks. We carry $20M public liability and $10M professional indemnity — certificates available on request. All road marking in Cannington is completed to AS 1742.3 with retroreflective thermoplastic to AS/NZS 1906.3. You receive as-built photos, a compliance statement, and material certification on every job. We also cover Bentley, Beckenham, Welshpool on the same schedule.
