Patched Concrete Sections Have Different Absorption Rates — Identify Them Before Priming
A Bassendean warehouse floor had a large patched section — visible as a slightly different concrete colour in an L-shaped area roughly 3 metres by 8 metres. We noted the colour difference during the assessment and attributed it to age variation. We didn't treat it differently in the prep or product specification.
When the primer went down, the patched section absorbed at nearly twice the rate of the surrounding concrete. The primer dried to a noticeably darker appearance in the patch zone and the subsequent marking topcoat had a slightly different sheen. Technically within adhesion standards, but visually inconsistent. The client noticed immediately.
We applied an additional primer coat to the patch zone to even out the base before the topcoat marking. The additional coat normalised the colour. The lesson was simple: concrete patches — identified by visible colour differences — should be treated as a different substrate and quoted with a seal coat to normalise absorption, not just flagged as a colour variation.
Bassendean is on the Tonkin Highway industrial corridor east of the Swan River — established manufacturing, automotive services, and light industrial businesses. The building stock includes warehouses that have been through multiple uses and repairs over decades. Patched concrete is common. Main Roads WA approved. Patch zone identification and seal primer is now a specific item in every Bassendean warehouse assessment.

We've completed 5,000+ projects nationally since 2009 and carry $20M public liability insurance. Every Bassendean quote includes a site assessment, surface condition report, and fixed pricing. No estimates that change at invoicing. For WorkSafe WA improvement notices we can typically assess within 24 hours and deploy within 48-72 hours. Completion comes with photo documentation, a compliance statement, and material specifications. MRWA approved for any road or carpark marking that requires local council or state road authority sign-off.
Repair patches use different concrete mixes — often higher cement content, different aggregate, or a proprietary repair mortar — than the original slab. Different mixes have different porosity and absorption characteristics. Without a seal primer, these zones absorb the marking primer at different rates, producing visible colour variation and uneven topcoat sheen in the finished marking. Surface preparation is assessed before every Bassendean warehouse job, not assumed. That means checking moisture content, surface pH, contamination, and existing coating compatibility before a product is specified. We've completed 5,000+ warehouse and industrial floor marking jobs since 2009, and we carry $20M public liability insurance. Completion documentation includes product data sheets, application records, and compliance certification.
Visual identification of colour differences in the floor surface — patches typically appear lighter, darker, or differently textured than the surrounding concrete. We map all visible patch zones during the assessment walk and include them in the scope as requiring seal primer. For patches that aren't visually obvious, we do an absorption test — water drop response — to confirm whether the surface has uniform porosity.
The seal primer normalises the absorption rate so the marking topcoat applies uniformly across both the patch and the surrounding concrete. In direct sunlight at certain angles, very large patches may still show a slight colour difference in the concrete itself — the marking won't make that disappear. But the marking film will be consistent in colour, sheen, and quality across the patched and unpatched zones.
