Decorative Polished Concrete With a Sealer Won't Hold Standard Line Marking
A Bibra Lake business with a decorative polished concrete outdoor carpark area asked us to mark their visitor bays. The concrete looked like standard external concrete — slightly grey, slightly smooth. We applied thermoplastic. Within three weeks sections were peeling cleanly. The concrete had a topical polyurethane sealer applied over the polish — a finishing coat that protected the decorative surface but created a non-porous barrier that thermoplastic couldn't bond to.
The client had to have the sealer reapplied after we'd removed our failed markings, which damaged the sealer surface. It cost them for sealer reapplication and cost us the remarking. Around $2,200 in total rework costs between us. The assessment should have identified the sealer — a simple water drop test on polished concrete will show whether a topical sealer is present. Water beads on sealed polished concrete and absorbs quickly on unsealed. We hadn't done that test.
Bibra Lake has a mix of standard industrial concrete and the occasional decorative or architectural concrete surface in commercial and mixed-use buildings on the Cockburn Road corridor. The water drop test is now part of every Bibra Lake external assessment where the surface looks unusually smooth or has a sheen. For sealed polished concrete, cold-applied flexible marking systems or epoxy-based alternatives to thermoplastic are the appropriate solution.
Main Roads WA approved. We've been marking Bibra Lake logistics and industrial facilities since 2009. Surface sealer identification is now a standard assessment step on every Bibra Lake external concrete quote.

Frequently Asked Questions
Yes. Bibra Lake logistics warehouses and commercial carparks are part of our regular southern Perth schedule. Surface sealer identification assessment included in every external concrete quote — sealed polished concrete requires different products than standard unsealed concrete.
Water drop test. A droplet of water on unsealed concrete absorbs within seconds. On sealed polished concrete, the droplet beads and sits on the surface — the sealer prevents absorption. We run this test on any Bibra Lake external concrete surface that appears unusually smooth or has a visual sheen. If the water beads, we either specify a cold-applied flexible marking system that bonds to sealed surfaces, or recommend sealer removal by grinding before thermoplastic is applied.
Cold-applied flexible marking systems formulated for dense or sealed surfaces, or a two-pack epoxy paint with appropriate adhesion promoter. These products don't rely on the heat-softened thermoplastic bond mechanism and can achieve adhesion on surfaces where standard thermoplastic fails. They're more expensive per metre than standard thermoplastic but far cheaper than remarking after failure.
Yes. Internal floor marked overnight with two-pack epoxy. External carpark marked the following weekend with the appropriate product for the surface type. Single assessment, staged schedule, one documentation set.
Yes. Main Roads WA approved. City of Cockburn road specifications for local Bibra Lake roads. Traffic management to AS 1742.3. Grade A thermoplastic for all external road surfaces — Perth's summer heat is a constant on every external Bibra Lake quote.
