Aggregate Spray Seal With a Polyurethane Binder Has Different Adhesion Properties From Standard Asphalt
A Bibra Lake facility carpark had a section treated with an aggregate spray seal for improved skid resistance — a product applied over existing asphalt where aggregate chips are bonded with a polyurethane resin binder rather than standard bitumen. The aggregate spray seal looked like standard rough asphalt from a distance. On closer inspection, the surface had a slightly different texture and colour.
We marked the full carpark including the spray seal section using standard thermoplastic. The thermoplastic over the asphalt sections bonded normally. Over the spray seal section, adhesion was noticeably lower — pull-off testing of a test patch after the session showed the thermoplastic was bonded at approximately 0.8 MPa versus 1.8 MPa on the standard asphalt. The polyurethane resin binder in the spray seal had different surface chemistry than asphalt binder.
Polyurethane-bonded aggregate surfaces and thermoplastic don't bond as readily as thermoplastic to asphalt or concrete. The solution is a compatible primer system — a polyurethane-compatible adhesion promoter applied to the spray seal surface before the thermoplastic. We returned with a polyurethane adhesion promoter and applied it to the spray seal section before a second thermoplastic pass. The adhesion on the re-primed section was adequate.
Bibra Lake is the City of Cockburn's southern industrial and manufacturing corridor — motorsport facilities, Jandakot Airport adjacent businesses, and the manufacturing estates. MRWA approved. Surface treatment type identification is standard on every Bibra Lake carpark assessment before thermoplastic is proposed.

Frequently Asked Questions
Yes. Bibra Lake City of Cockburn industrial and manufacturing carparks are part of our Perth southern schedule. Aggregate spray seal binder type identified on every carpark with surface treatment areas.
Polyurethane aggregate spray seal has a distinctive surface — aggregate chips bonded with a slightly rubbery, non-bituminous binder that often has a golden or amber tone rather than the black of bitumen-bonded seal coat. The surface has a slightly springy feel underfoot compared to standard asphalt. The maintenance documentation for the carpark will also list the product type if it was professionally applied.
Standard thermoplastic is formulated for adhesion to bitumen-based asphalt and cementitious concrete — both inorganic or hydrocarbon-based surfaces. Polyurethane resin has different surface chemistry. The thermoplastic's adhesion mechanism doesn't bond as effectively to the polyurethane as to asphalt binder. A polyurethane-compatible adhesion promoter creates an intermediate layer that bridges the chemistry difference.
No — standard two-pack epoxy primers are not polyurethane-compatible adhesion promoters. The polyurethane adhesion promoter is typically an isocyanate-based surface treatment that reacts with the polyurethane surface and provides a compatible bonding interface for thermoplastic adhesion. We stock both standard primers and polyurethane adhesion promoters.
Yes. Main Roads WA approved. City of Cockburn road specifications. Traffic management to AS 1742.3. Thermoplastic with polyurethane adhesion promoter where applicable.
