Line Marking Henderson WA

A marine engineering facility in Henderson had warehouse floor markings that were blistering and lifting within 12 months of being applied by a previous contractor. The contractor had used a standard two-pack epoxy, correctly specified for a standard industrial environment. The problem was Henderson is not a standard industrial environment.

Henderson sits on Cockburn Sound — the marine spray and salt air exposure at facilities close to the waterfront creates a moisture-rich, chloride-rich environment that drives osmotic blistering in standard epoxy formulations. The moisture migrates through the slab from below and becomes trapped under the epoxy film. As the temperature cycles, the trapped moisture expands and blisters the coating. Standard two-pack epoxy isn't designed to handle this — marine-grade epoxy with moisture-tolerant chemistry is.

We stripped the failed sections, assessed the full floor for moisture content and chloride ingress, applied a marine-grade epoxy primer, and top-coated with a marine-specification two-pack. Two years later those sections are holding. We now specify coastal environment epoxy as standard for any Henderson facility within 500 metres of the waterfront — and ask about the facility's proximity to the water and exposure to spray on every Henderson quote.
