Thermoplastic Heat Can Move Cobblestones Under a Thin Bitumen Overlay

A heritage-listed Thebarton industrial building had an internal courtyard used as carparking. The surface was heritage bluestone cobblestones with a bitumen overlay approximately 30-40mm thick, applied in a previous era to make the surface vehicle-accessible. We applied standard thermoplastic. The heat from the thermoplastic application — applied at 180-200°C — transferred through the thin bitumen overlay and softened the bedding sand beneath several cobbles. As the cobbles shifted slightly under the heat, the thermoplastic over them set with surface irregularities visible in the finished lines.

Not a safety issue, but aesthetically inconsistent and potentially problematic if the cobble movement continued. We assessed the affected sections: the bitumen overlay was simply too thin over the cobbles to provide adequate thermal insulation during standard thermoplastic application. Cold-applied road marking paint — applied at ambient temperature — is the correct method for any thin bitumen overlay on a cobble or paver base. We stripped and reapplied using cold-applied product on those sections.

Thebarton has an unusual concentration of heritage industrial buildings — the Coopers Brewery precinct, former flour mills, old manufacturing facilities with heritage listing. Some have been converted to offices, media facilities, and hospitality venues while retaining original floor and courtyard surfaces. Heritage surfaces require product selection that accounts for the surface's thermal sensitivity, not just its apparent condition.

SA DIT approved. Heritage surface thermal assessment is now part of every Thebarton carpark and courtyard quote where the surface type is non-standard.

Frequently Asked Questions

Yes. Thebarton heritage industrial buildings and commercial carparks are part of our inner Adelaide schedule. Heritage surface thermal assessment included in every non-standard surface carpark quote — thin bitumen overlays on cobble or paver bases require cold-applied product. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability insurance. Every Thebarton quote includes a site assessment, surface condition report, and fixed pricing. No estimates that change at invoicing. For SafeWork SA improvement notices we can typically assess within 24 hours and deploy within 48-72 hours. Completion comes with photo documentation, a compliance statement, and material specifications. DPTI approved for any road or carpark marking that requires local council or state road authority sign-off.

Standard thermoplastic is applied at 180-200°C. Where the bitumen overlay over cobbles is thin (under 50mm), this heat transfers to the bedding sand and mortar beneath the cobbles. Bedding sand softens under heat, cobbles shift slightly, and the thermoplastic sets over an irregular surface. Cold-applied road marking products are applied at ambient temperature — no heat transfer, no cobble movement risk.

As a general guide, 50mm or more of compacted bitumen provides adequate thermal insulation during standard thermoplastic application. Under 50mm on a non-monolithic base (cobbles, pavers, or loose aggregate) we specify cold-applied product as a precaution. We measure overlay thickness with a probe at multiple points during the assessment. Line Marking Australia has been completing marking across Thebarton and surrounds since 2009, with 5,000+ projects nationally. We carry $20M public liability and $10M professional indemnity insurance, DPTI approved. Potentially. Heritage listing may restrict what changes can be made to a heritage-listed surface. We recommend confirming with the building's heritage consultant or the State Heritage Office whether floor or carpark surface marking requires approval. For most cases, reversible markings on a non-original overlay surface are not restricted, but we raise the question when heritage listing is identified during the assessment.

Yes. SA Department for Infrastructure and Transport approved. City of West Torrens road specifications for local Thebarton roads. Traffic management to AS 1742.3. Cold-applied product for heritage surfaces; Grade A thermoplastic for standard modern asphalt surfaces.
