Chemical Spill History in Warehouse Floors Requires a Contamination Assessment Before Any Product Is Specified

A Para Hills chemical distribution warehouse had a concrete floor with localised zones that showed previous chemical spill staining — the discolouration patterns typical of concentrated acid or solvent spills that have etched and bleached the concrete surface over time. Standard epoxy two-pack primer over solvent-contaminated concrete fails because the residual solvents in the concrete act as a plasticiser, preventing the epoxy from fully cross-linking.

The correct approach for chronic solvent contamination is a multi-step degreasing and solvent extraction process, followed by a solvent-tolerant single-component polyurethane primer rather than epoxy. The polyurethane system is less affected by residual solvent plasticisation. We confirmed the approach with the product manufacturer before specifying it.
