Chemical Spill History in Warehouse Floors Requires a Contamination Assessment Before Any Product Is Specified

We pulled the facility's chemical register and identified the solvents involved: toluene and methyl ethyl ketone — both aggressive organic solvents that penetrate concrete deeply and can remain in the pore structure for years, leaching out slowly under the heat of daily operations. Standard epoxy two-pack primer over solvent-contaminated concrete fails because the residual solvents in the concrete act as a plasticiser, preventing the epoxy from fully cross-linking.
The correct approach for chronic solvent contamination is a multi-step degreasing and solvent extraction process, followed by a solvent-tolerant single-component polyurethane primer rather than epoxy. The polyurethane system is less affected by residual solvent plasticisation. We confirmed the approach with the product manufacturer before specifying it.
