Lime-Stabilised Asphalt Has Elevated pH That Over-Cures Standard Epoxy Primer — Test and Select Accordingly
A Lonsdale chemical storage facility had their hardstand pavement stabilised with lime as part of a pavement improvement program the previous year. Lime raises the pH of the pavement significantly — the treated surface had a pH around 11-12 versus the normal pH 7-8 of standard asphalt. We applied our standard amine-cured epoxy primer.
In highly alkaline environments, amine-cured epoxy systems over-cure — the alkalinity accelerates the curing reaction beyond the designed rate. The result is a brittle, over-cured primer film with reduced adhesion. Pull-off testing revealed low bond strength across the full stabilised zone. The primer had failed by becoming brittle and losing flexibility rather than from contamination or adhesion failure in the normal sense.
The correct primer for high-pH substrates is either an acid-tolerant moisture-cured urethane primer, which cures through moisture rather than pH-sensitive amine chemistry, or a waterborne epoxy system that is less sensitive to substrate alkalinity. We identified the lime stabilisation in the site documentation during the post-failure investigation — it hadn't been disclosed during assessment.
Lonsdale is Adelaide's southern industrial corridor — Sherriffs Road chemical storage, manufacturing, and the port-adjacent businesses south of Christies Beach. DPTI approved. Pavement stabilisation type and substrate pH is now confirmed before primer selection on every Lonsdale chemical and industrial hardstand.

Frequently Asked Questions
Yes. Lonsdale Sherriffs Road chemical and industrial facilities are part of our Adelaide southern schedule. Lime stabilisation assessment on every hardstand — pH-appropriate primer specified for lime-stabilised substrates. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability insurance. Every Lonsdale quote includes a site assessment, surface condition report, and fixed pricing. No estimates that change at invoicing. For SafeWork SA improvement notices we can typically assess within 24 hours and deploy within 48-72 hours. Completion comes with photo documentation, a compliance statement, and material specifications. DPTI approved for any road or carpark marking that requires local council or state road authority sign-off.
Lime (calcium hydroxide) added to asphalt or subbase reacts with available moisture and CO2 to form calcium carbonates and calcium silicate hydrates. The immediate effect is a significantly elevated pH — typically 11-12 — which persists for years as the lime chemistry stabilises. This alkalinity over-cures amine-based epoxy systems, which rely on a specific pH range for their curing mechanism.
The pavement contractor's documentation or the site's civil maintenance records will list lime stabilisation if it was performed. Visually, lime-stabilised asphalt often appears slightly lighter in colour and has a whiter sheen in dry conditions. A pH indicator strip test on a water-dampened surface section confirms elevated pH. We ask about pavement treatment history during the assessment for every Lonsdale chemical and industrial hardstand.
Lime stabilisation is used for external pavements and subbase improvement. Internal concrete floors are not lime-stabilised. The issue is specific to external hardstands and access roads that have undergone pavement improvement programs using lime or cement stabilisation. Surface preparation is assessed before every Lonsdale warehouse job, not assumed. That means checking moisture content, surface pH, contamination, and existing coating compatibility before a product is specified. We've completed 5,000+ warehouse and industrial floor marking jobs since 2009, and we carry $20M public liability insurance. Completion documentation includes product data sheets, application records, and compliance certification.
DPTI South Australia approved since 2009. Approval means we meet the contractor qualification, insurance, and technical standards required to work on state roads and local government road networks. We carry $20M public liability and $10M professional indemnity coverage, which your risk manager or procurement team can request in writing. All road marking work in Lonsdale is done to AS 1742.3 traffic control standards with retroreflective thermoplastic to AS/NZS 1906.3. Traffic management plans are provided before every job. You receive as-built completion photos, a compliance statement, and material certification on completion. We also cover Hackham, Reynella, Morphett Vale on the same schedule.
