Rosny Park is the eastern shore's primary retail and commercial hub, serving a demographically older population in the Clarence City suburbs. Older drivers tend to drive older, larger vehicles — the 1990s-2000s era sedans and wagons that are wider than modern compact cars. Standard 2.5m bay widths at Rosny Park Shopping Centre generated a steady stream of minor parking incidents reported to centre management.
The centre management team asked us to assess whether the bay layout was contributing to the incident rate. We measured the actual vehicle widths in the carpark over a two-hour observation period — the average occupied bay had a vehicle approximately 1.87m wide, consistent with the older vehicle fleet profile. Door-swing clearance in adjacent 2.5m bays was 315mm each side for average vehicles, reducing to under 200mm for wider vehicles.
Recommendation: widen the highest-incident rows to 2.7m by removing one bay at the end of each row, and convert two rows to 2.8m 'easy-access' bays near the entry lifts. The centre implemented the recommendation on a trial basis for one row. Parking incidents in that row dropped to zero in the following quarter.
