A Concrete Sealer Applied Before Marking Costs You the Whole Floor

An Invermay warehouse in Launceston had their concrete floor sealed by a building contractor before we arrived to mark. They were trying to be helpful — protect the new concrete surface before the marking crew came. The sealer was a penetrating silicone-based product. Excellent at protecting concrete. Also effective at preventing adhesion of any coating applied on top.

We tested a small section, found the adhesion failure immediately, and stopped. We explained the situation to the client: the sealer needed to be mechanically removed from the marking zones before we could proceed. Grinding, not stripping — you can't chemically remove a penetrating sealer. The grinding scope added two days and significant cost to the project, none of which was in our original quote.

We absorbed part of the additional grinding cost as a goodwill gesture — we should have asked during the assessment whether any sealer had been applied to the slab. We now ask that question on every new construction and recently completed concrete floor quote, before we commit to a timeline or price. It's one question that takes 30 seconds and can save days.
