A Concrete Sealer Applied Before Marking Costs You the Whole Floor
An Invermay warehouse in Launceston had their concrete floor sealed by a building contractor before we arrived to mark. They were trying to be helpful — protect the new concrete surface before the marking crew came. The sealer was a penetrating silicone-based product. Excellent at protecting concrete. Also effective at preventing adhesion of any coating applied on top.
We tested a small section, found the adhesion failure immediately, and stopped. We explained the situation to the client: the sealer needed to be mechanically removed from the marking zones before we could proceed. Grinding, not stripping — you can't chemically remove a penetrating sealer. The grinding scope added two days and significant cost to the project, none of which was in our original quote.
We absorbed part of the additional grinding cost as a goodwill gesture — we should have asked during the assessment whether any sealer had been applied to the slab. We now ask that question on every new construction and recently completed concrete floor quote, before we commit to a timeline or price. It's one question that takes 30 seconds and can save days.
Launceston is Tasmania's second city and northern commercial hub. Invermay carries the industrial and logistics load, Kings Meadows and Prospect serve the commercial and retail sector, and the CBD has its own ageing carpark stock. We've been marking across the full Launceston catchment since 2009. State Growth approved.

Frequently Asked Questions
Yes. Launceston is our primary northern Tasmania market. Invermay industrial warehouses, Kings Meadows commercial facilities, CBD carparks, and the broader Launceston catchment. Concrete sealer assessment included in every new construction and recently completed floor quote. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability insurance. Every Launceston quote includes a site assessment, surface condition report, and fixed pricing. No estimates that change at invoicing. For WorkSafe Tasmania improvement notices we can typically assess within 24 hours and deploy within 48-72 hours. Completion comes with photo documentation, a compliance statement, and material specifications. TAS Roads approved for any road or carpark marking that requires local council or state road authority sign-off.
Penetrating sealers — silicone, silane, or siloxane-based — block the concrete's pore structure and prevent coating adhesion. Two-pack epoxy and thermoplastic bonding relies on the marking product mechanically keying into the concrete profile. A sealed surface has no profile available for bonding. The sealer must be ground out mechanically before marking can proceed — you can't chemically remove a penetrating sealer.
We test the surface adhesion first. If there's a sealer, we identify the affected zones, quote the grinding scope to remove the sealer from those zones, and schedule the additional prep before marking. We'll give you an honest timeline and cost upfront. We won't mark over a sealed surface just to meet a deadline. Surface preparation is assessed before every Launceston warehouse job, not assumed. That means checking moisture content, surface pH, contamination, and existing coating compatibility before a product is specified. We've completed 5,000+ warehouse and industrial floor marking jobs since 2009, and we carry $20M public liability insurance. Completion documentation includes product data sheets, application records, and compliance certification.
For internal floors, it depends on the building. Unheated sheds in Launceston can be below 10°C in winter — we check floor and air temperature before starting any indoor job from May through September. Heated warehouses are fine year-round. External carparks get the same cold-climate protocols as everywhere in Tasmania — surface temperature check before start and mid-job.
