Wax-Based Concrete Curing Compounds Must Be Mechanically Removed Before Any Coating Is Applied

A Mitchell trade facility had a concrete floor that had been cured with a wax-based membrane curing compound — standard practice during construction where the compound is sprayed onto fresh concrete to form a film that retains moisture during curing. The floor was delivered to the tenant without the curing compound being removed. It looked like standard concrete.

We applied primer. Pull-off test revealed very low adhesion across approximately 40% of the floor — the sections where the curing compound had been applied most heavily. The primer had bonded to the waxy curing compound film rather than to the concrete below it. The curing compound was releasing from the concrete.

Wax-based curing compounds are designed to be temporary — the specification is that they're either removed mechanically or allowed to degrade over time. 'Over time' in a low-UV indoor environment means years, not months. Mechanical grinding is the reliable removal method. The gloss or slight sheen of the floor surface in raking light is the visual indicator of a wax-based compound — the surface looks polished rather than matte.

Mitchell is Canberra's northern industrial and logistics precinct — the Majura Parkway corridor, trade businesses, and growing logistics facilities north of the Canberra CBD. ACT Roads approved. Concrete curing compound identification and grinding is standard on every Mitchell new concrete floor assessment.

Frequently Asked Questions

Yes. Mitchell Majura Parkway industrial and logistics facilities are part of our ACT schedule. Concrete curing compound assessment on every new floor — gloss or sheen in raking light triggers grinding before primer. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability insurance. Every Mitchell quote includes a site assessment, surface condition report, and fixed pricing. No estimates that change at invoicing. For WorkSafe ACT improvement notices we can typically assess within 24 hours and deploy within 48-72 hours. Completion comes with photo documentation, a compliance statement, and material specifications. ACT Government approved for any road or carpark marking that requires local council or state road authority sign-off.

Visual check in raking light — wax-based compounds leave a slight sheen or polish on the surface rather than the uniformly matte appearance of clean concrete. Water droplet test also confirms it: water beads on a wax-compound surface rather than spreading. The compound is also identifiable from the builder's concrete specification or handover documentation. Surface preparation is assessed before every Mitchell warehouse job, not assumed. That means checking moisture content, surface pH, contamination, and existing coating compatibility before a product is specified. We've completed 5,000+ warehouse and industrial floor marking jobs since 2009, and we carry $20M public liability insurance. Completion documentation includes product data sheets, application records, and compliance certification.

Wax-based compounds degrade through UV exposure and weathering — mechanisms absent in a covered indoor environment. Outdoors, a curing compound may degrade within 6-12 months. Indoors, protected from UV and rain, the compound can remain intact for many years. Mechanical grinding is the only reliable removal method for indoor floors. Yes — this is a valid point to raise with the builder or building contract manager. Many fit-out specifications require the builder to deliver the concrete floor in a state suitable for coating, which means the curing compound must be removed or an abrasive preparation applied before handover. In practice, this is often overlooked and the tenant discovers it at coating time.
