One Line Marking Contact for Every Site You Manage
Quick answer: Line Marking Australia is one contact for line marking across all your properties, in any state, working through vetted local contractors. We mark car parks to AS/NZS 2890.1:2004, accessible bays to AS/NZS 2890.6:2009 and warehouse safety lines that support your WHS duty of care, with a fixed quote for each property.
You look after ten buildings, maybe fifty. A tenant rings because their bay number has worn off. An owner wants the car park re-marked before a new lease starts. And every site seems to need a different tradie.
We make that simpler. Line Marking Australia is one contact for line marking across all your sites, in any state. You call us once. We send a vetted local contractor and keep you in the loop.
What we do for property and facility managers
- Car park re-marking for offices, retail, industrial and strata
- Bay numbering that matches your tenancy schedule
- Visitor bays and reserved bays
- Accessible bays brought up to the current standard
- Arrows, walkways and safety markings
- Removing old lines when a layout changes
- Wheel stops, speed humps and kerb painting
How it works across many sites
One point of contact
You deal with one person, not a different tradie for every suburb. We work nationally through vetted local contractors. That way the work is done by people close to the site, and you still get one quote format and one invoice style.
A fixed quote for each site
Each site gets its own fixed quote. That makes it easy to bill the right owner or the right body corporate. Send us a site plan, a few photos or the address, and we will price it.
Work that keeps tenants running
Most car parks cannot close for a whole day. We can work at night, early in the morning or on weekends. We can also mark in sections, so part of the car park stays open while we work.
Bay numbers and visitor bays
Wrong bay numbers lead to tenant complaints fast. We mark numbers to your schedule, not to what is left on the ground. If two tenants claim the same bay, we flag it before we paint.
We see this a lot in strata. On a strata car park in Hornsby, NSW, we re-marked 69 bays and painted 100 bay numbers over a weekend, so residents were not left without parking during the week. Read the Hornsby job. For more on apartment car parks, see our residential and strata page.
Re-marking when tenants change
A new tenant often means new reserved bays, a new loading zone or a new layout. We can remove the old lines and mark the new ones in one visit. That stops drivers getting confused by old and new lines side by side.
Condition reports for owners
Owners and committees like to see what they are paying for. Ask us for a condition report. We can note faded lines, worn numbers and accessible bays that need work, with photos. You can use it to plan budgets and get approvals.
Products that suit each site
A basement car park, an open-air retail lot and a warehouse floor all wear differently. We pick a paint or coating for each site, based on traffic, surface and budget. We tell you what we are using in the quote, so there are no surprises later.
How it works when you call us
- You send the site address, photos and what needs doing
- We send a fixed quote for that site
- You approve it, and we agree a date and time that suits the tenants
- We give you a notice you can send to tenants before the work
- A local crew does the work, and we send photos when it is done
Why property managers use us
We have done line marking since 2009. One contact, one way of working and a local crew at each site saves you chasing quotes. It also makes it easier to keep your records in order.

Standards & Compliance
AS/NZS 2890.1:2004
The current Australian standard for off-street car parks. It sets bay sizes, aisle widths and how bays are laid out. Bay lines are usually 80 to 100 mm wide, in white or yellow.
AS/NZS 2890.6:2009
The standard for accessible parking (the 2009 edition the NCC calls up). Each bay is 2.4 m wide and 5.4 m long, with a 2.4 m shared area beside it and a bollard.
AS 1742
The manual of uniform traffic control devices. We follow its shapes for arrows, holding lines and pavement words.
WHS duty of care
Work health and safety laws expect people who manage a workplace to control traffic risks. Clear walkways and arrows are part of that.
