What is Car Park Design and Layout Planning?
Line Marking Australia draws car park layout plans and sets out line marking to AS/NZS 2890.1:2004 and AS/NZS 2890.6:2009. We size bays and aisles to the right user class, place accessible bays, and set the plan out on site. Where your development approval needs a certified traffic engineer, we work from or with their drawings.
A car park that's laid out wrong costs you every day. Bays too narrow mean door dings and complaints. Aisles too tight mean three-point turns. Missing accessible bays can hold up a fit-out or an occupancy sign-off.
We plan the markings before paint goes down, so the layout works for drivers and meets the standard.
What our car park layout plans cover
- Bay sizes and aisle widths to the right AS/NZS 2890.1 user class.
- Accessible bays and shared areas to AS/NZS 2890.6:2009, including the bollard and symbol.
- Traffic flow: one-way or two-way aisles, arrows, give way and stop lines.
- Pedestrian paths and crossings that link parking to entries.
- Loading, motorbike, EV, visitor and time-limited bays.
- Bay numbering and wayfinding for larger or multi-level car parks.
Bay and aisle sizes by user class
AS/NZS 2890.1:2004 is the current off-street parking standard. It sizes bays by who uses them. Busy, short-stay car parks get wider bays, because people come and go with shopping, kids and prams. For 90-degree parking with 5.4 m long bays:
- Class 1 (employee and commuter parking): 2.4 m bays with a 6.2 m aisle.
- Class 1A (residential and employee parking): 2.4 m bays with a 5.8 m aisle.
- Class 2 (long-term town centre parking, sports facilities, hotels): 2.5 m bays with a 5.8 m aisle.
- Class 3 (short-term parking, medical centres): 2.6 m bays with a 5.8 m aisle.
- Class 3A (shopping centres): 2.6 m bays with a 6.6 m aisle.
Bay lines are white or yellow and 80 to 100 mm wide. Covered car parks need 2.2 m headroom. Angled parking uses different bay and aisle sizes, which we work out for your site.
Accessible parking: bay size and numbers
Accessible bays follow AS/NZS 2890.6:2009, the edition the National Construction Code (NCC) calls up. Each bay is 2.4 m wide and 5.4 m long, with a 2.4 m shared area beside it and a bollard in the shared area. A newer AS 2890.6:2022 exists, but the NCC doesn't call it up yet.
The number of accessible bays you need is set by NCC clause D4D6, and it depends on the building type. Shops need 1 accessible bay for every 50 spaces up to 1,000 spaces, then 1 for every 100 after that. Offices and industrial buildings need 1 for every 100. Your council may ask for more, so we check both.
What we do, and where an engineer comes in
We're line markers, not traffic engineers, and we're upfront about that.
- We prepare line marking and layout plans for re-marks, re-layouts and fit-outs, using the standard's dimensions.
- We set out the plan accurately on the ground before we paint.
- Where an approval needs a certified design, a traffic engineer prepares it, and we work from or with their drawings.
That keeps your approval clean and your car park built the way it was approved.
How the process works
- Measure. We measure the site, or work from your survey or site plan.
- Draft the layout. We draw bays, aisles, accessible parking, paths and signs to the right user class.
- Review. You check it with your team, council or engineer. We revise it if needed.
- Set out and mark. We set the plan out on site, then mark it in a paint that suits the surface.

It depends. A like-for-like re-mark usually does not. If the change affects a planning permit, a development approval or parking numbers, a certified traffic engineer may need to design it. We then work from or with their drawings.
Yes. We set out and mark from approved architect or traffic engineer drawings. If something on the drawing does not work on site, we raise it with you before we paint.
