Lidcombe has a number of multi-tenancy industrial buildings where individual factory units are owned or leased independently — a strata-style arrangement for industrial floor space. When a floor marking scope crosses tenancy boundaries (for example, an aisle shared between two tenancies, or an accessible bay in a common area), the authority to authorise the marking becomes more complex.

A Silverwater Road industrial building had a common aisle between two tenancies with a long-standing line that had faded. We were engaged by Tenancy A — but the aisle marking was in the common property area under the owners corporation's authority. Tenancy A didn't have the standing to authorise remarking on common property.

We paused and advised Tenancy A to engage the owners corporation. The OC confirmed the common property status and authorised the remark. Two days delay but no rework risk. Had we marked without confirming authority, we could have faced a dispute if Tenancy B or the OC objected to the layout we'd used.
