Smeaton Grange's New Logistics Facilities Have Concrete Poured on Lime-Stabilised Sub-Base — Surface Chemistry Is Different From Standard Clay

Smeaton Grange is on Camden's reactive clay soils — the same class as Pakenham and Werribee — but the industrial estate development used lime stabilisation of the sub-base rather than the engineered fill approach used in some other growth corridors. Lime stabilisation neutralises the reactive clay by adding calcium hydroxide, which alters the sub-base chemistry.

Where lime has been over-applied or has migrated upward into the concrete slab during curing, it can create alkaline conditions at the concrete surface — elevated pH that inhibits standard acid etch response. A Camden Valley Way logistics facility floor had several sections with minimal acid etch fizzing, confirmed as elevated pH (10.5-11) by pH indicator test.

Extended acid etch dwell — 20 minutes versus the standard 10 — at the elevated pH zones neutralised the surface alkalinity and produced adequate etch profile. Pull-off after extended etch and primer: 1.6 MPa. The lime stabilisation had left a legacy surface chemistry issue in specific zones that the standard preparation protocol wouldn't have fully addressed.

Smeaton Grange is Camden City's Camden Valley Way and Smeaton Grange Road growth logistics hub. Transport NSW approved.

Frequently Asked Questions

Yes. Smeaton Grange Camden Valley Way logistics and industrial facilities are part of our Camden City growth schedule. Surface pH checked before etch parameters specified — lime-stabilised sub-base can produce elevated surface pH in new concrete that requires extended etch dwell. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability. Fixed pricing, Transport NSW approved. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability. Every Smeaton Grange quote includes a site assessment, surface condition report, and fixed pricing. For SafeWork NSW improvement notices we can assess within 24 hours and deploy within 48-72 hours. Completion includes photo documentation, compliance statement, and material specs. Transport NSW approved for all road and carpark marking requiring authority sign-off.

During concrete curing, the bleed water that rises to the surface carries dissolved minerals upward — including calcium hydroxide (lime) from the sub-base if lime is present near the slab underside. The lime migrates upward with the bleed water and deposits at the concrete surface during evaporation. The amount of surface lime depends on the slab thickness, the lime application rate in the sub-base, and the specific curing conditions.

No — carbonation gradually converts surface calcium hydroxide to calcium carbonate over months and years, normalising the pH. For a new Smeaton Grange concrete floor at 4-6 weeks age, elevated pH may still be present. For a 2-3 year old slab, carbonation has typically progressed enough to normalise the surface pH to the standard range (8-10). We check pH at the time of marking rather than assuming based on slab age.

Not significantly, once the concrete surface has carbonated and normalised. The elevated pH issue is confined to the first 12-24 months of the slab's life. After that, the surface chemistry is equivalent to standard concrete on any other sub-base type. Long-term marking performance depends on surface preparation and product specification at the time of marking, not on the sub-base stabilisation method.

Transport for NSW approved since 2009. We meet contractor qualification, insurance, and technical standards for state and council road networks. We carry $20M public liability and $10M professional indemnity — certificates available on request. All road marking in Smeaton Grange is completed to AS 1742.3 with retroreflective thermoplastic to AS/NZS 1906.3. You receive as-built photos, a compliance statement, and material certification on every job. We also cover Narellan, Narellan Vale, Mount Annan on the same schedule.
