Granville's South Street Industrial Carparks Have Bitumen Driveway Patches Over Cracked Concrete — Two Surfaces That Behave Differently
Granville's older industrial carparks were often built as concrete with periodic bitumen patching over cracked or damaged concrete sections — a common maintenance approach from the 1980s-2000s. The result is a composite surface: concrete in the main areas, bitumen patches of varying age and thickness in the repaired zones.
Bitumen patches over concrete behave differently from both the original concrete and from full-depth asphalt. The bitumen is thin — sometimes only 20-30mm — and may be partially debonded from the concrete below at the patch edges. Marking applied at the patch edge where debonding has occurred will also delaminate.
We assess bitumen patches by pressing and tapping — a debonded patch has a hollow sound and slight flex under pressure. Debonded patch edges are cut back to sound substrate before marking. In some cases, we recommend replacing unstable patches with epoxy mortar repair before marking. Pull-off testing at the patch centre and edge confirms integrity.
Granville is Cumberland City's South Street industrial and commercial hub — Woodville Road, and the established manufacturing and trade businesses. Transport NSW approved.

The tap test is the most reliable: a firm rap with knuckles on a sound patch produces a solid thud; a debonded patch produces a hollow sound as the void below resonates. For large patches, we tap at multiple points to find the extent of the debonded zone. Visual indicators include cracking at the patch perimeter and slight vertical movement when weight is applied near the edge.
Before marking. A debonded patch will continue to delaminate and marking applied over it will come up with the patch when it eventually lifts. The repair options are: cut out the debonded patch and replace with epoxy mortar (permanent), re-glue the patch to the concrete below with bitumen adhesive and overlay (temporary), or scarify the debonded patch surface to remove the loose layer and mark directly on the exposed concrete below (if the patch is thin enough). We advise on the best option based on the patch type and extent.
Standard thermoplastic adheres adequately to sound, well-bonded bitumen patches after acid etch. Pull-off values on sound bituminous patches are typically 1.4-1.7 MPa — within the acceptable range. The critical issue is patch bondedness, not patch material. A debonded bitumen patch with good-looking surface will produce standard adhesion in the centre but fail at the edges where the patch is lifting.
Transport for NSW approved since 2009. We meet contractor qualification, insurance, and technical standards for state and council road networks.
