Westpoint Blacktown's Carpark Has Had an Ongoing Issue With Anti-Graffiti Coating Left on Concrete Pillars That Migrates to Adjacent Floor
Westpoint Blacktown has concrete columns throughout the multi-level carpark that have been treated with anti-graffiti coating — a silicone or wax-based product that prevents graffiti paint from bonding to the concrete. These coatings are effective on vertical surfaces but can migrate slightly to adjacent horizontal concrete floor surfaces through runoff and contact.
Floor sections adjacent to treated columns in Westpoint's carpark showed lower pull-off values than sections away from the columns — 1.1-1.3 MPa versus 1.7 MPa in the clear sections. The anti-graffiti coating had migrated and coated the floor surface near the column bases.
The solution was similar to the silicone sealer problem: mechanical grinding of the affected floor zones near the column bases to remove the anti-graffiti coating contamination before priming. The affected zone extended approximately 400-500mm from each column base. For a large multi-level carpark like Westpoint, this was a significant but manageable scope.
