Auburn's Parramatta Road Industrial Floors Have Lead Paint From Pre-1980s Building Coatings — Safe Work Protocols Apply
Auburn's older industrial buildings along Parramatta Road include structures from the 1950s-1970s that used lead-based paint in their original construction — on structural steel, concrete columns, and sometimes on concrete floors in factory areas. When grinding or preparing surfaces in these older buildings, the possibility of lead paint contamination requires specific Safe Work Method Statement provisions.
A Parramatta Road Auburn warehouse floor had visible old paint residue in the column base areas — a red-oxide primer colour consistent with lead-based primers from that era. Before proceeding with floor preparation, we arranged a lead paint test on the paint residue. Result: positive for lead at 1.2% — above the 0.1% threshold requiring lead-safe work practices.
We prepared and submitted a lead-safe SWMS to the facility manager, used P3 respirators for all grinding work near the column base zones, wet-suppressed the grinding dust, and disposed of the grinding waste as lead-containing material to a licensed facility. The marking proceeded after the lead-safe preparation was complete.
Auburn is Cumberland City's Parramatta Road industrial and commercial hub — one of western Sydney's most active mixed industrial and retail precincts. Transport NSW approved.

Frequently Asked Questions
Yes. Auburn Parramatta Road industrial and Cumberland City commercial carparks are part of our western Sydney schedule. Lead paint assessment recommended before grinding in pre-1980s Auburn industrial buildings — lead-based primers were common in this era and require safe work protocols if present. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability. Fixed pricing, Transport NSW approved.
Very common. Lead-based red oxide primers were the standard anti-corrosion coating for structural steel in Australian industrial buildings from the 1940s through the late 1970s. Buildings constructed before 1980 in Auburn's industrial corridor should be assumed to have lead paint on structural elements until tested otherwise. Lead on concrete floors directly is less common but occurs in buildings where floor paint was applied — some factory floor paints from this era contained lead.
SafeWork NSW guidelines for lead-safe grinding work require P2 or P3 respiratory protection, wet suppression to minimise airborne dust, enclosure or isolation of the work zone where practical, lead-contaminated waste collected and disposed of as hazardous waste to a licensed facility, and air monitoring if the work area is enclosed. We prepare and submit the SWMS to the facility manager and the WHS regulator notification where required before commencing.
SafeWork NSW notification is required for certain lead risk work categories under the WHS Regulations. Grinding lead-containing coatings is a lead risk work activity. The notification threshold and requirements depend on the work duration and lead concentration. We advise on the notification requirements based on the lead test result and the scope of the grinding work, and can manage the notification process as part of the job.
Transport for NSW approved since 2009. We meet contractor qualification, insurance, and technical standards for state and council road networks. We carry $20M public liability and $10M professional indemnity — certificates available on request. All road marking in Auburn is completed to AS 1742.3 with retroreflective thermoplastic to AS/NZS 1906.3. You receive as-built photos, a compliance statement, and material certification on every job. We also cover Lidcombe, Berala, Regents Park on the same schedule.
