Footscray's Industrial Conversion Buildings Have Floor Coatings From Multiple Previous Uses — Know What You're Marking Over
Footscray has significant urban renewal — former industrial buildings converting to residential, commercial, and mixed-use developments. These buildings carry floor coatings from their industrial past: food-grade epoxy from a former cannery, acid-resistant tile from a former chemical manufacturer, steel deck plate from a former engineering workshop. Each presents a different marking challenge.
A Footscray commercial conversion had a ground floor carpark that retained the previous tenant's food-grade epoxy coating — a high-gloss, low-surface-energy coating designed for easy cleaning. Our standard primer on low-surface-energy surfaces has reduced adhesion. Pull-off after acid etch and primer: 1.1 MPa. Below threshold.
For low-surface-energy existing coatings, we specified a chemical adhesion promoter applied before primer — a solvent-based primer additive that etches the existing coating at a chemical level to increase surface energy. Pull-off after adhesion promoter and primer: 1.7 MPa. Good result. The food-grade epoxy became a compatible base for marking.
Footscray is Maribyrnong's inner western commercial and industrial conversion hub — Hopkins Street, Ballarat Road, and the diverse businesses of Melbourne's vibrant inner west. VicRoads approved.

Yes. Footscray Hopkins Street commercial and industrial conversion carparks are part of our Maribyrnong inner western schedule. Existing coating pull-off testing before any conversion carpark marking — food-grade epoxy and other low-surface-energy industrial coatings need adhesion promoter before standard primer. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability. Fixed pricing, VicRoads approved. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability. Every Footscray quote includes a site assessment, surface condition report, and fixed pricing — no estimates that change at invoicing. VicRoads approved for all road and carpark marking requiring authority sign-off.
A chemical adhesion promoter is a solvent-based primer additive that etches the existing coating surface at a chemical level, creating reactive sites that the overlying primer can bond to. For food-grade epoxy specifically, the promoter attacks the epoxy's surface film and increases its surface energy from non-polar (hard to bond to) to polar (easy to bond to). Applied thinly before the standard primer, it acts as a chemical bridge between the two incompatible systems.
Most can, but not all. Chemical-resistant coatings designed to resist solvents (furane resins, some polyurethanes) may not respond adequately to adhesion promoters — the same chemical resistance that makes them useful for industrial processes makes them resistant to the adhesion promoter. For coatings with unknown chemistry, we test the adhesion promoter on a small patch and pull-off test before committing to the full floor.
If the existing coating is in poor condition — delaminating, cracked, or with widespread adhesion failure — removal by grinding is the reliable approach. If it's well-adhered and in good condition, adhesion promoter saves significant grinding time and cost. A pull-off test on the existing coating determines which approach is appropriate. Grinding well-adhered food-grade epoxy adds 25-35% to the preparation cost versus adhesion promoter.
VicRoads approved since 2009. Approval means we meet contractor qualification, insurance, and technical standards to work on state and council road networks.
