Kwinana's Heavy Industrial Floors Have Chemical Contamination Profiles That Vary by Industry — Test Every Section
Kwinana Industrial Area hosts some of Australia's most chemically diverse heavy industry — nickel refining, alumina processing, fertiliser production, petroleum storage, and shipping logistics. Each facility has a unique floor contamination profile based on its specific process chemistry. What works for floor preparation at a fertiliser facility may not work at an adjacent petroleum storage facility.
A Kwinana logistics facility adjacent to a chemical manufacturing operation had concrete floors with alkaline contamination from airborne chemical dust deposition — the opposite of the acidic contamination we see at food facilities. Alkaline surface pH inhibits standard acid etch response — the acid is neutralised before it can etch the concrete surface.
Two acid etch passes, with a thorough rinse between each, neutralised the alkaline surface and achieved adequate etch profile on the second pass. Pull-off after double etch: 1.6 MPa. A single etch would have been insufficient on the high-alkalinity zones. We identified the alkaline pH during the pre-assessment surface test — pH indicator strips on the floor showed pH 10-11 in the affected sections.
Kwinana is Perth's major heavy industrial area — Gilmore Avenue, the Rockingham Road industrial corridor, and the port and logistics businesses. MRWA approved.

Frequently Asked Questions
Yes. Kwinana Industrial Area and Rockingham Road heavy industrial and logistics facilities are part of our southern Perth schedule. Surface pH tested before acid etch specified — alkaline contamination from chemical industry proximity requires double etch or extended dwell to achieve adequate surface profile. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability. Fixed pricing, MRWA approved.
The acid etch (hydrochloric or muriatic acid solution) needs to react with the calcium carbonate in the concrete surface to produce the required etch profile. If the surface is alkaline — from chemical dust deposition or process alkali — the acid is neutralised by the surface contamination before it can react with the concrete. The etch appears to work (bubbling and fizzing) but the reaction is happening with the surface alkali, not the concrete. A second etch pass on the freshly cleaned surface completes the concrete etching.
Normal concrete surface pH is typically 8-10 (slightly alkaline). Surface pH above 11 indicates significant alkaline contamination that will inhibit acid etch response. We test at a grid of points across the floor using pH indicator strips or a digital pH meter. Zones above pH 11 receive the double etch protocol; zones in the normal range receive standard single etch.
Yes. Kwinana Industrial Area facilities typically have site-specific safety requirements — permit-to-work systems, gas testing in certain areas, mandatory personal protective equipment beyond our standard crew PPE, and site induction requirements. We work within the host facility's safety management system and complete all required site inductions and permit processes before work commences. Our SWMS is submitted to the site safety team for review before mobilisation.
Main Roads WA approved since 2009. We meet contractor qualification, insurance, and technical standards for state and council road networks. We carry $20M public liability and $10M professional indemnity — certificates available on request. All road marking in Kwinana is completed to AS 1742.3 with retroreflective thermoplastic to AS/NZS 1906.3. You receive as-built photos, a compliance statement, and material certification on every job. We also cover Rockingham, Henderson, Wellard on the same schedule.
