New Residential Estate Retail Carparks in Northern Adelaide Often Have Uncompacted Sub-Base Under the Concrete
Parafield Gardens is in one of Adelaide's rapidly developing northern corridors. New retail and community facilities serving the expanding residential estates are being delivered on tight budgets and timelines, and sub-base compaction sometimes falls short of specification. An under-compacted sub-base causes differential settlement in the concrete slab — subtle variations in slab level that aren't visible to the eye but create stress concentrations at the surface.
A Parafield Gardens community centre carpark had surface cracking patterns that weren't consistent with normal concrete shrinkage — the cracks were wider, more irregular, and showed slight differential movement at the crack faces. Investigation: the sub-base under one quadrant had not achieved the specified 95% compaction standard. The slab in that quadrant had settled fractionally.
For marking over differentially settled concrete with active cracking, we specified flexible polyurethane road marking compound for lines crossing the cracked zones rather than rigid epoxy. The flexible compound accommodates micro-movement at crack faces without cracking itself. The rest of the carpark used standard epoxy.

Yes. Parafield Gardens Peachey Road and Whites Road community and retail carparks are part of our northern Adelaide schedule. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability insurance. Every Parafield Gardens quote includes a site assessment, surface condition report, and fixed pricing — no estimates that change at invoicing. For SafeWork SA improvement notices we can typically assess within 24 hours and deploy within 48-72 hours. Completion includes photo documentation, a compliance statement, and material specifications. DPTI approved for any road or carpark marking requiring council or state road authority sign-off.
Normal concrete shrinkage cracks are narrow (typically 0.1-0.5mm), relatively uniform in width, and show no differential movement at the crack faces — both sides are at the same level. Differential settlement cracks are wider (often 1-3mm), more irregular in path, and show slight height differences between the two crack faces when a straight edge is placed across them. We check crack width and cross-crack movement during our site assessment.
Flexible polyurethane road marking compounds are available in the same white, yellow, and red colours as standard epoxy compounds. The finished line appearance is essentially identical. The only potential visual difference is a very slightly lower gloss level in the polyurethane zones compared to high-gloss two-pack epoxy — imperceptible in normal conditions. The zone boundary between products is documented in the as-built record.
Ideally yes — addressing the root cause (sub-base compaction) is better than managing the consequence (cracking) through flexible marking. However, rectifying sub-base compaction in an existing concrete carpark requires significant civil works (break out slab, compact sub-base, relay slab). For a community facility with limited capital budget, flexible marking compound manages the cracking adequately for a marking cycle's duration. We advise on the options and let the facilities manager make the call.
