Morphett Vale's New Retail Carparks Often Use Reinforced Concrete With Mesh Close to the Surface — Check Before Grinding
Morphett Vale's newer retail development carparks use reinforced concrete slabs with steel mesh reinforcement. In cost-controlled construction, the mesh placement sometimes ends up closer to the surface than specified — 20-25mm cover rather than the standard 40mm. When we grind a concrete floor for surface preparation, a grinding depth that would be completely safe on a 40mm cover slab risks exposing mesh at 20mm cover.
A Morphett Vale retail centre new carpark had a concrete specification confirming 40mm mesh cover. Standard CSP-2 grinding profile was planned. On the first grinding pass in a test zone, the grinder operator noticed a faint metallic sheen appearing in the grind path at about 8mm depth — early indication of mesh closer to the surface than specified.
We stopped, measured the test zone depth, and confirmed mesh at approximately 22mm. Adjusted the grinding depth to CSP-1 profile across the full carpark — less aggressive, still adequate for primer adhesion. No mesh exposure, good surface profile, job completed without incident. The issue was caught because the operator was watching for it. If we hadn't been looking, a CSP-2 grind would have exposed mesh in multiple zones.
Morphett Vale is the Onkaparinga southern residential and retail hub — Main South Road, the Colonnades-adjacent commercial strip, and the community businesses. DPTI approved.

Yes. Morphett Vale Main South Road retail and community carparks are part of our southern Adelaide Onkaparinga schedule. Reinforcement cover depth checked before grinding profile specified on new concrete carparks — shallower mesh cover requires a less aggressive grind to avoid exposure. We've completed 5,000+ projects nationally since 2009 and carry $20M public liability. Fixed pricing, DPTI approved. DPTI approved for all road and carpark marking requiring authority sign-off.
A cover meter (electromagnetic cover meter) measures reinforcement depth non-destructively by passing over the concrete surface. A reading below 30mm in any zone triggers a profile adjustment to CSP-1 rather than CSP-2. We also monitor the grinding pattern visually during the first test pass — metallic sheen appearing in the grinding path before the planned depth is an immediate stop signal. Both methods are used on new Morphett Vale concrete carparks.
Yes — CSP-1 profile provides adequate mechanical key for epoxy primer adhesion on clean new concrete. Pull-off testing after CSP-1 grinding and primer on new concrete typically returns 1.5-1.8 MPa. The difference between CSP-1 and CSP-2 adhesion on clean new concrete is minor — both are well above the minimum threshold. CSP-2 is preferred where the extra profile depth is needed to accommodate surface contamination, which new concrete typically doesn't have.
Exposed mesh in a carpark floor creates a corrosion pathway — moisture reaches the steel directly, accelerating rust development that can cause spalling over time. It also creates a sharp edge hazard in a pedestrian area. Any mesh exposure during grinding is immediately patched with repair mortar before marking proceeds. We document the location and depth of any exposure in the as-built record for the building's maintenance file.
DPTI South Australia approved since 2009. Approval means we meet contractor qualification, insurance, and technical standards to work on state and council road networks. We carry $20M public liability and $10M professional indemnity — certificates available on request.
